Successful Tender for Hong Kong Tuen Mun Town Lot No.508
The Company is pleased to announce that on 12th February 2014, it has won a government tender for a parcel of land in Hong Kong at Tuen Mun Town Lot No.508 (“Tuen Mun Project”). The total land premium is about HK$456 million which will be funded by internal resources.
The Tuen Mun Project is located in the junction of Tsun Wen Road and Leung Tak Street, Area 2, Tuen Mun, New Territories and it will be developed into residential properties with over 370 units. The site area is around 33,465 square feet with an anticipated gross floor area of approximately 213,121 square feet. The average land cost in terms of GFA is about HK$2,140 per square foot.
The Company views the successful tender has further enlarged its land bank.

The Forterra Trust Acquisition
The Company is pleased to announce that on July 22, 2013, its wholly-owned subsidiary, New Precise Holdings Limited, has entered into conditional agreements to acquire 29.98% of the units in issue of Forterra Trust, a SGX listed business trust which holds a portfolio of commercial properties and developments in PRC, predominantly in Shanghai, at a consideration of approximately SGD226.7 million.
Meanwhile, another wholly-owned subsidiary of the Company, Lucky Token Investments Limited, has entered into conditional agreements to acquire 100% of equity of Oriental Management Services Limited, a holding company which owns 100% of the Trustee Manager and Property Manager of Forterra Trust, at a consideration of approximately Euro 17.5 million.
The Company views its investment in Forterra Trust as an attractive platform to expand its investments into the PRC commercial property market, especially in the first tier cities like Shanghai, where majority of Forterra Trust’s asset is located.
The completion of both acquisitions will be contingent upon fulfillment of various conditions prior to closing.

The 33-45 Des Voeux Road West Acquisition
The Company is pleased to announce that on July 23, 2013, it has signed a sale and purchase agreement to acquire a parcel of land at No. 33-45 Des Voeux Road West, (the “Des Voeux Road West Acquisition”) through an indirect wholly-owned subsidiary. The aggregate land cost is HKD908 million, which will be funded by internal resources.
With an aggregate site area of 7,055 square feet and an anticipated total gross floor area of around 105,825 square feet, the land cost will be approximately HKD8,580 per square foot. The site will be developed into a building of commercial use, office or hotel, to be determined, and will be completed in 2017.
The Company is of the view that the Des Voeux Road West Acquisition is a strategic step to enlarge its land bank with quality asset.

The Company is pleased to announce that on 30 May 2012, it has won a government tender for a parcel of land at No. 8-12, Deep Water Bay Drive (RBL 1190),ShousonHill, Hong Kong (the “Deep Water Bay Land Acquisition”) through an indirect wholly-owned subsidiary. The aggregate land cost is HKD6 billion, which is funded by internal resources.
With an aggregate site area of 110,320 square feet and an anticipated total gross floor area of around 248,135 square feet, the land cost amounts to approximately HKD24,180 per square foot. The site will be developed into high-end residential apartments to be completed in 2016.
The Company is of the view that the Deep Water Bay Land Acquisition is a strategic step to enlarge its land bank with high quality asset.
